The number that changes what you should do right now: Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. That is the highest it has been since January 2025, according to Realtor.com. Buyers are paying more to borrow. Sellers need to know that buyers still showed up anyway.

The Real Estate Data Aggregator counted 861 homes sold across the Primary market in the three months ending July 31, 2026. That is up 5.9% from the same three months of 2025. Demand held, even with rates where they are.

Choices stayed tight. The Real Estate Data Aggregator counted only 851 homes for sale across the Primary market, down 7.9% from a year before. New listings did rise, up 4% to 1,216, but they were not enough to rebuild supply. Pending sales reached 917, up 1.8%, which tells you buyers kept moving.

The wider picture

Nationally, the National Association of Realtors reported 4.9 months of supply, the highest level in over ten years. The Primary market ran well below that. Most ZIP codes here sat between 1.9 and 3.5 months of supply, according to the Real Estate Data Aggregator. That gap explains why local prices held up even as national sales slipped.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Several ZIP codes here outpaced that. ZIP 92102 was up 32.8%, ZIP 92107 up 12%, and ZIP 92117 up 11.1%, per the Real Estate Data Aggregator.

Freddie Mac also reported that the 15-year fixed rate averaged 6.60% as of October 1, 2026. Some buyers use that to lower their monthly cost. It is worth knowing both numbers when you plan.

In short
  1. The Primary market sold more homes in the three months ending July 31, 2026, even with fewer choices and a 7.28% rate.
  2. Speed and competition varied a lot by ZIP code.
  3. ZIP 92116 and 92117 moved fast.
  4. ZIP 92037 and 92102 took longer.
  5. Prices rose in most ZIP codes, but dipped in 92037, 92104 and 92110.
